2. Financing & Pre-Approval

Financial Strategy

If you plan to finance your home, securing a pre-approval from a mortgage lender is a critical step before we begin touring properties. This verifies your purchasing power and shows sellers that you are a serious, qualified buyer.

3. Touring Properties & Communities

Phase Two

Once we have set your budget and criteria, we will begin touring homes. We set up automated alerts using local MLS data so you see new listings immediately. While viewing homes, we evaluate property condition, community amenities, and neighborhood trends.

We schedule efficient tours that respect your time. We point out structural details, homeowners association rules, and tax implications so you can make an informed decision on every property.

4. Writing & Submitting the Offer

Negotiation

When you find the right home, we write a formal purchase agreement. We run a comparative market analysis (CMA) of recent sales to determine a fair offering price, and include standard contingencies to protect your earnest money deposit.

5. Inspections & Due Diligence

Under Contract

After the seller accepts your offer, we enter the due diligence period. This is when we arrange the home inspection, termite inspection, and any other necessary reviews. At the same time, your lender will order the property appraisal and finalize your loan.

We review the home inspection reports with you to identify any material defects. We then negotiate repair requests or credits with the seller, keeping your contract timeline fully on track.

6. Settlement & Closing

Welcome Home

Just before closing, we perform a final walk-through of the home to confirm that its condition is unchanged and any agreed repairs were completed. We then attend the settlement meeting where you sign the final paperwork and receive your keys.

We review your closing disclosure settlement sheet ahead of time to verify all financial figures are correct. We remain available after closing to recommend local vendors and assist as you settle in.
